Oak-look luxury vinyl plank floor installed in an open kitchen and living area in Arlington, TX

Luxury vinyl plank installation in Arlington, TX is a good fit for kitchens, rental houses and homes with big dogs, because luxury vinyl plank (LVP) stands up to spills on the surface and is warmer and quieter underfoot than tile. The word "waterproof" on the box describes the plank, though, not the concrete under it. A floor that clicks together in a day can still fail if the slab is damp, out of flat or sitting in hours of afternoon sun.

We install rigid-core and glue-down LVP for homeowners and landlords in Arlington, Pantego, Grand Prairie and Mansfield, including rental and student housing near UT Arlington. Before quoting, we check the slab and ask who lives there, two kids and a Lab or a new tenant every year, because that decides which plank you should buy.

What's Included in Our LVP Installation

Your written estimate lists each of these items:

  • Measure and samples. We measure every room, note where the new floor meets tile, carpet or a sliding door track, and bring planks in 12 mil and 20 mil wear layers.
  • Slab moisture testing by the method the plank maker names: in-situ relative humidity probes (ASTM F2170) or calcium chloride (ASTM F1869).
  • Flatness check against the maker's spec, commonly 3/16 inch over 10 feet.
  • Removal and haul-off of carpet, laminate or tile (see old flooring removal).
  • Underlayment and vapor barrier where the product calls for them.
  • Undercut door jambs so planks slide under the casing instead of being caulked around it.
  • Expansion gap and transitions at walls, cabinets and long runs.
  • Trim and cleanup: quarter round or baseboard, stair nosing, and spare planks left for repairs.

Signs It's Time to Switch to Vinyl Plank

LVP is usually the answer when the floor you have keeps losing to water, pets or tenant wear:

  • Carpet in a rental that holds pet odor and gets replaced every time a tenant moves out.
  • Swollen laminate at the dishwasher, refrigerator or back door.
  • Cracked or hollow-sounding tile and grout that will not come clean.
  • Peeling sheet vinyl or vinyl tile. Older vinyl and black mastic may contain asbestos, so the EPA advises against sanding or scraping it before testing.
  • Existing vinyl plank that is peaking or separating, usually because it was pinned under cabinets or given too little expansion room.

Our LVP Installation Process, Step by Step

  1. Measure and test. We record square footage, slab moisture and flatness, and note any sun-facing glass.
  2. Pick the plank. We match core type and wear layer to the rooms and household, then write the quote.
  3. Acclimate. Many makers require about 48 hours with the boxes in the rooms at normal living temperature. We follow the product's own instructions.
  4. Prepare the slab. High spots are ground, low spots are filled with self-leveling underlayment, and door jambs are undercut. Bigger dips are handled as subfloor repair and leveling.
  5. Install. We lay out rows so you do not end with a thin sliver at a doorway, stagger end joints to the maker's minimum and keep floating floors free of cabinets and kitchen islands.
  6. Trim and walkthrough. Transitions, quarter round and stair nosing go on last, then we walk the floor with you.

LVP Options: SPC, WPC or Glue-Down

Most vinyl plank sold today is one of three types. The core decides how it feels, how it handles heat and how flat the slab has to be.

TypeConstruction and feelBest fit
SPC rigid coreStone polymer composite core: dense, thin and hard to dentKitchens, rentals and rooms with heavy furniture
WPC rigid coreWood polymer composite core: thicker, softer and quieter to walk onLiving areas and bedrooms where comfort matters
Flexible glue-down LVPThin plank bonded to the slab, so it cannot float or shiftRooms with large sunny glass and light commercial spaces, on a very flat slab

Then choose the wear layer, the clear top coat that takes the scratches. About 12 mil is typical for ordinary residential rooms. 20 mil or more is the heavy residential and light commercial grade we suggest for rentals, big dogs and kitchens. Still deciding between vinyl and a wood-fiber floor? Our laminate flooring installation page covers the other side.

What Affects the Cost of LVP Installation

We price the full job after we see the house. These lines move the total:

  • The plank: core type, thickness and wear layer.
  • Slab prep. Grinding and self-leveling an older slab can rival the cost of laying the floor.
  • Removal. Pulling carpet is quick; breaking out tile set in mortar is not.
  • Room count and cuts. A kitchen with an island, a pantry and three doorways takes longer than an open rectangle.
  • Stairs, where each tread and riser is cut and fitted with a nosing (see stair flooring installation).
  • Trim, transitions and appliance moves.

Vinyl Plank in Arlington's Sunny Rooms and Slab Homes

Plenty of Arlington houses have wide sliding doors facing south or west onto the patio, and on a summer afternoon the planks in that strip of sun get much hotter than the rest of the room. Rigid-core LVP expands as it heats, and some makers set a maximum temperature and call for blinds near large glass. We keep the full expansion gap along those walls, add transitions where long runs need them and may suggest glue-down planks for the sunniest rooms. Below the floor, vapor rising through the slab can still cause a musty smell under a waterproof plank, so we test the concrete either way.

Why choose us

Why Arlington Homeowners and Landlords Choose Us for LVP

20 mil

wear layer for heavy residential use

A Wear Layer Matched to Who Lives There

A retired couple in a quiet bedroom and a rental near campus do not need the same plank. We use 12 mil wear layers where traffic is light and suggest 20 mil for kitchens, entries, large dogs and units that turn over between leases. We will not push a thicker plank when a thinner one will do the job, and we explain what each option means for scratches and the warranty.

Flat Before We Float

Click-lock joints are strong, but they fail when a plank spans a dip and flexes every time someone steps on it. That shows up as clicking, soft spots and joints that pull apart. We check the slab against the maker's published tolerance, grind the high spots, fill the low ones and mark problem areas on the quote, so prep is priced up front instead of discovered halfway through.

ASTM F2170

We Test the Slab, Even for Waterproof Planks

A waterproof plank stops a spill from above. It does nothing about moisture rising through the concrete, which can collect under the floor, cause odors and break down glue-down adhesive. We test with in-situ RH probes (ASTM F2170) or calcium chloride kits (ASTM F1869), whichever the maker requires, and add a vapor barrier or moisture-tolerant adhesive when the readings call for one.

FAQ

Luxury Vinyl Plank Installation FAQ

Is luxury vinyl plank really waterproof?

Most LVP planks will not swell from water on the surface, which is why they work in kitchens and baths. Water can still run through seams and around the edges, though, and moisture from a damp slab can get trapped underneath. A leak still needs to be dried out quickly.

Can LVP be installed over my existing tile?

Often, yes. The tile has to be well bonded with no hollow or cracked pieces, and deep grout lines may need a skim coat so they do not show through. The floor also gets taller at doors, dishwashers and transitions. We check all of that at the measure.

Is LVP a good floor for dogs?

It is one of the better choices. A 20 mil wear layer with a matte, textured finish hides claw marks well, and accidents wipe up without soaking in. It resists scratches but is not scratch proof, so keep nails trimmed and put felt pads under furniture.

Can kitchen cabinets or an island sit on top of floating LVP?

Most makers say no. Heavy, fixed items pin a floating floor in place, and when it expands it can peak or separate at the joints. We install around cabinets and islands. If you are replacing cabinets too, the floor can be glued down or the cabinets set first.
