Vinyl Plank for Hurst Rentals and Pre-1980 Homes
Hurst has a sizable rental market. Of about 15,800 occupied homes, roughly 6,600, or 42 percent, are rented, and roughly one housing unit in four is in an apartment building or complex of five units or more (American Community Survey, 2020 to 2024). Owners of duplexes, fourplexes and single-family rentals mostly want a floor that survives move-out day and goes in quickly. For them we schedule the work between leases, list slab prep separately on the quote and leave spare planks labeled by room.
The age of the housing matters at tear-out. About 60 percent of Hurst homes were built before 1980, and in houses that old it is not unusual to find original sheet vinyl or small vinyl tiles under the carpet or a later floor. According to the EPA, asbestos can be present in older vinyl floor tiles, in the backing of sheet vinyl and in some black mastic. We do not sand, scrape or grind suspected material. If we spot it at the estimate, the next step is a sample sent to an accredited lab (Texas DSHS regulates asbestos work), or a plan to leave it in place under the new floor when its condition and the plank maker allow.
